Prospective operators circle 138-metre Liverpool landmark

RivingtonHark, asset manager and co-owner of Liverpool's 138-metre St Johns Beacon tower, is considering multiple offers to secure a new occupier at the vacant city centre landmark.

The tower, built in the 1960s, became available when Bauer Media Group left the property at the end of last year, with renovation works since being carried out at the property, including to the lifts.

Following the exit of the previous tenant, the asset manager has received multiple offers from firms looking to operate or occupy the tower, as first revealed by the Liverpool Echo.

CoStar News understands that the team behind the tower is leaning towards a leisure or restaurant use, given its 360-degree views over the city centre, and has appointed retail consultancy specialist Barker Proudlove. It is also assessing proposals from office occupiers.

Mark Harvey, head of asset management and executive director at RivingtonHark, told CoStar News: "Throughout 2025, we had expressions of interest and a couple of proposals from operators keen to take it on, [and] those conversations are ongoing.

"The importance and the iconic nature of the structure means that we want to do something quite impactful and meaningful, so we are looking to bring forward a use and operation that is more tourist-focused."

He added: "We have not settled on an end operator as we sit here today. We do have proposals, but we are looking to get the right operator... we want to make sure we get this right, for the asset and for the city."

Planning permission for a zip line at the tower was granted in 2020, but halted by then-mayor Joe Anderson. The building, which forms part of the circa 540,000-square-foot St Johns Shopping Centre, is Grade II listed.

The scheme is owned by RivingtonHark in a joint venture with AnaCap Financial Partners, which acquired the property in 2021 for around £40 million. InfraRed bought the centre from Landsec in 2012, with the previous owner making The Hark Group, now called RivingtonHark, asset manager.

St Johns is anchored by supermarket Aldi and national retailer Home Bargains. The asset manager describes St Johns Shopping Centre as the "city’s dominant convenience centre occupying an unrivalled position between Lime Street and central stations".
